Descripción de la oferta: Purpose of Role:
The Project Manager’s goal is to ensure the store is built to the highest quality with the lowest expenditure in costs and time.
Planning and management of all aspects of construction and interior fit out for new stores and remodeling of existing stores in order to ensure a quality product based on the guidelines, timing and concepts established by Guess.

Characteristics:
The Project Manager must have strong organizational and time management skills. They must be able to envisage the project and timing from its birth to its completion. The Project Manager must be able to confront the project with flexibility in order to ensure a smooth opening regardless of the time constraints placed upon them. In addition, as Store Development, and therefore the Project Manager, is a service to the company, they must be able to work as a team with other departments as well (ex: Retail, Corporate, etc.)

Objectives:
-Oversee the architectural development of the store design and review all drawings and verify that construction documents are according to the latest approved Guess layouts and concept books
-Act as a liaison between the architects (Store Designers and local architect) and general contractor to communicate effectively and responsibly, as the main point of contact, among all parties involved, including, architects, general contractors, Guess country managers , retail teams, legal department and landlords (and client where applicable)
-Resource allocation, in particular, the scheduling of all items provided by Guess’s vendors (all items on ship schedule)
-General time management, striving to keep project on schedule per predetermined dates
-Cost management, striving to keep project within established budget
-Monitor work progress with regular site visits
-Overall quality management
-Monitor and ensure Project Coordinator does necessary follow up and sends out accurate and appropriate communication
-Compile Due Diligence reports and calculate pre-budgets for preparation of potential projects before REC presentation
-Must have knowledge of local restrictions and Codes (Construction Code + Labour Code)
-Must be able to build and use a database of square meter prices in order to strengthen the bid analysis
-Compile reports about various quality issues on Guess vendor supplies
-Ability to evaluate the positioning of a GC (ie Flagship stores and outlets have different requirements for GCs)
-Must be able to negotiate with vendors, GCs and architects
-Maintenance coordination: filter store calls in order to control expenditures and optimize/reduce the number of interventions; to be managed with Guess Europe Maintenance Coordinator.


Requisitos

Estudios mínimos: Ingeniero Superior - Arquitecto
Experiencia mínima: Más de 5 años
Imprescindible residente en: Provincia Puesto Vacante
Requisitos mínimos: -Spanish and English fluent
-Proven problem-solving analytical skills with an ability to embrace change enthusiastically
-Thorough knowledge of Spanish building and life safety codes
-Comprehensive knowledge of retail design, construction and operations
